Ground floor
The front door opens directly into the central hallway of a light and airy open plan room divided into two distinct areas. The charming sitting room is well furnished with sofas, chairs, 32inch digital TV, CD/DVD & VHS player and wood burner. Casement doors open onto the enclosed private garden from both the dining room and the sitting room ends. The well-equipped fitted kitchen area has a fitted stainless steel Neff hob and built-in oven, microwave, washing machine, dishwasher, tall fridge/freezer, breadmaker and a large dining table to seat 8

First floor
A turning staircase off the central hallway leads to the landing and 3 bedrooms and 2 bathrooms. There are two double bedrooms, one with a canopied double bed and fitted furniture, the second with twin beds and pine furniture, both with digital TV, one with ipod dock, one with radio. Bedroom three is a smaller room with twin beds. Both bathrooms are modern and fully tiled, each with a wc, handbasin, bath and shower. Z bed and travel cot available, plus high chair and stair gates.

Outside
In front of the cottage is a pleasant garden area, perfect for the evening sun. The rear garden has an herbaceous border, lawn and patio with ample teak furniture. canopied swing-seat and BBQ for al fresco dining. The privacy of this SW garden makes it perfect for sunbathing, entertaining and offers safe play for young children.

Cottage facilities Internet access, telephone, Neff hob and double oven, microwave fridge freezer, dishwasher washing machine, breadmaker, iron/ironing board, 32 inch colour digital television in sitting room with dvd/video player plus a selection of dvds and videos.  The sitting room has a great woodburning stove.  Both main bedrooms have digital flat screen televisions.  Bed 1 has a double bed, Bed 2 has twin full sized beds, Bed 3 has twin 2'6" beds. Travel cot, high chair, stair gates and Z-bed available.  Large private enclosed rear garden with barbecue on patio plus ample garden seating and swing seat. Safe parking for two cars behind the five bar gate.

Please note we are a non-smoking cottage and we regret that pets are not permitted.

Bed linen and towels (not beach towels) are all included in the price. Electricity and heating are both inclusive.

Local shop and garage ¼ mile. Pub with restaurant ¼ mile - families welcome.
